Finding a property to Rent in Manchester

Contact us with some brief information about yourself, the type of property you are looking for, your preferred location and when you would like to move.

We will check our available properties to rent in Manchester and Greater Manchester and arrange suitable viewings.

If you are not looking to move immediately, we can keep your requirements on file and contact you when suitable rental properties become available.

For your safety and peace of mind, where applicable:

  • Gas appliances are covered by the required Gas Safety inspections
  • Electrical installations are inspected in accordance with current regulations
  • Supplied furniture must comply with applicable fire safety requirements
  • Tenancy deposits are protected through an approved tenancy deposit protection scheme

Property Viewings

Viewings are arranged by appointment and, where possible, at times convenient to applicants.

If the property is still occupied by existing tenants, we will normally arrange a specific viewing date and time slot so that viewings can be coordinated efficiently while minimising disruption to the current tenants.

A member of our team will normally accompany you and can answer questions about the property, tenancy, and application process.

The Tenancy Application Process

If you would like to proceed with renting a property following your viewing, the process will normally be:

  1. Initial application – We will send you a declaration email requesting information about your circumstances, employment, income, household and proposed tenancy
  2. Landlord approval – Your application details will be presented to the landlord for consideration
  3. Offer accepted and holding deposit – If the information provided is satisfactory and the landlord approves your application, you will be asked to pay a holding deposit to reserve the property, normally up to one week's rent
  4. Tenant referencing – We will complete the required identity verification, Right to Rent, affordability, credit, and previous landlord checks
  5. Property preparation – Any agreed works, cleaning or preparation will be arranged before your move-in date
  6. Tenancy agreement – Once referencing is satisfactory, we will prepare your tenancy agreement with the agreed move-in date and send it to all parties for signing
  7. Move-in payment – After the tenancy agreement has been signed, the balance of the first month's rent and tenancy deposit must be paid at least one day before the agreed move-in date. The holding deposit will be deducted from the amount due, where applicable
  8. Move-in – Once all required documents have been completed and cleared funds received, we will confirm arrangements for collecting the keys and moving into your new home

All applications remain subject to satisfactory referencing, the accuracy of the information provided and final landlord approval.

Tenant Referencing and Affordability Checks

All rental applications are subject to satisfactory referencing and affordability checks.

These may include:

  • Proof of identity and Right to Rent checks
  • Employment and income verification
  • Credit checks
  • Previous landlord or letting agent references

A guarantor may be required depending on your individual circumstances.

We use an independent accredited tenant referencing provider to carry out some or all of these checks.

Rent and Household Bills

Rent is normally quoted and payable calendar monthly in accordance with your tenancy agreement.

Unless the property is specifically advertised as bills included, tenants will normally be responsible for:

  • Council Tax
  • Gas
  • Electricity
  • Water
  • Broadband, telephone, and television services

Your tenancy agreement will confirm your monthly rent, payment date and any bills or services included.

Tenancy Deposit

A tenancy deposit is required before your tenancy begins. The maximum tenancy deposit is normally five weeks' rent.

Any deposit taken will be protected through a Government-approved tenancy deposit protection scheme and the appropriate prescribed information will be provided.

The deposit may be used against permitted liabilities such as damage beyond fair wear and tear, missing items, cleaning, or other amounts properly due under the tenancy.

The tenancy deposit cannot be used by the tenant to pay the final month's rent.

Your Tenancy Agreement and Key Information

From 1 May 2026, the Renters' Rights Act 2025 introduced a new framework for private residential tenancies in England.

Most private tenancies are now assured periodic tenancies, operating on a rolling basis rather than for a fixed term.

When entering into a new tenancy, you will be provided with written information setting out the key terms of your tenancy, normally within or alongside your tenancy agreement.

This includes information such as:

  • Landlord and tenant details
  • Property details
  • Rent and payment dates
  • Tenancy deposit
  • Bills and charges
  • Repair responsibilities
  • Landlord and tenant responsibilities
  • Rent increases
  • How to end your tenancy

Ending Your Tenancy

You will normally be required to provide at least two months' written notice to end an assured periodic tenancy.

Your notice should be aligned with the end of your tenancy rent cycle.

You remain responsible for rent and all other tenancy obligations until the tenancy legally ends, including utility bills and Council Tax where applicable.

A shorter notice period or different end date may be agreed with the landlord in writing.
