We actively advertise the property on our website and top directories such as Rightmove and all major property directories. We use professional photos taken by a member of our team with a comprehensive description of your property and to let board to enhance the letting process, we also send an email to potential tenants in our extensive database, which aids the speed of letting.
We understand that as a landlord you want a good tenant, so when we receive enquiries from potential applicants, we filter through them by asking a selection of questions to select the most suitable tenants. A member of our team then arranges the viewings and accompanies the applicant.
Our goal is to take the right tenant who will look after your investment and pay rent on time, so when a suitable potential tenant applies for the property, we reference them through our top referencing application, which performs a thorough credit check, collects previous landlord reference, employment reference and assesses their affordability. We also perform a right to rent check and physically go through all the documents provided to determine whether the tenant would be suitable.
We take full ownership of the tenancy documentation process to ensure everything is structured, compliant, and executed correctly. Your Tenancy Agreement is professionally prepared and signed prior to move-in, and our templates are regularly reviewed and updated in line with current UK legislation — ensuring full protection for both landlord and tenant.
For deposits, we operate strictly within government-approved Tenancy Deposit Protection (TDP) scheme requirements. The deposit can either be:
lodged by us in a government-approved deposit scheme, or
Paid to you as landlord, provided you register it in an approved scheme within 30 days of the tenancy start date.
We arrange a time to handover the keys to the new tenant and inform the local authorities.
